Antisocial behaviour (ASB) threatens the quality of life of our residents and the overall harmony of our communities. This policy defines what constitutes antisocial behaviour, sets expectations for tenants, and outlines the procedures TGS Properties & Estates will follow in addressing such behaviour.
For the purposes of this policy, antisocial behaviour includes but is not limited to:
Excessive noise disturbances, particularly during nighttime hours.
Physical violence or threats of violence.
Verbal abuse, harassment, intimidation, or bullying.
Criminal activities, including vandalism, theft, or illegal drug use.
Damage to communal areas or private property.
Any behaviour that causes nuisance, annoyance, or fear to others.
Antisocial behaviour does not typically include actions arising from ordinary daily activities or differing lifestyles, as long as they are not excessive or unreasonable. However, each situation is assessed individually to determine whether it involves a broader pattern of antisocial conduct and to evaluate its overall impact. Examples of issues that are generally not regarded as antisocial behaviour include:
Cooking smells
DIY activities during reasonable hours
Young people gathering socially
Lawful parking outside your home
Minor neighbour disputes
All tenants, residents, and visitors are expected to:
Refrain from engaging in any form of antisocial behaviour.
Respect the rights of their neighbours to enjoy their homes in peace.
Be considerate of noise levels, particularly during late hours.
Promptly report any incidents of antisocial behaviour to TGS Properties & Estates.
Residents are encouraged to report any incidents of antisocial behaviour by:
Contacting TGS Properties & Estates directly via COHO.
Providing as much information as possible, including names (if known), the nature of the incident, and any evidence or documentation.
Incases of emergency or criminal activity, residents should contact the police before notifying TGS Properties & Estates.
Upon receiving a report of antisocial behaviour, TGS Properties & Estates will:
Acknowledge the Report: Confirm receipt of the report within 72 hours and maintain confidentiality to the extent possible.
Investigation: Conduct a thorough investigation, which may involve speaking with witnesses, gathering evidence, and collaborating with law enforcement if needed.
Action Plan: Depending on the severity of the incident, TGS Properties & Estates may take the following actions:
Issue a formal warning to the individual responsible.
Mediate a resolution between the involved parties.
Engagelocal support services if there are underlying issues such as substance abuse.
Incases of severe or repeated incidents, initiate legal proceedings, which may include eviction.
Monitoring: For ongoing situations, TGS Properties & Estates will monitor the situation and take further action as necessary to ensure the well-being of all residents.
Weunderstand that being a victim of antisocial behaviour can be distressing. TGS Properties & Estates is committed to providing support to residents impacted by such incidents. This may include:
Regular updates on the investigation and actions being taken.
Assistance in coordinating with local support services or law enforcement.
Advice on personal safety and well-being.
This policy will be reviewed annually to ensure it remains effective and compliant with relevant laws and regulations.
